I want to say thank you to all of you who left comments on this page. I had drove past the place and had it on the list of possible places to look at but wanted to first go to the web to check it out. I am so sorry for all of you who live there and all that you go through. With your help, I know not to even make a phone call to this guy. Thank you again.

Don't rent from this guy

I have been renting from Wayne Pelhank for sometime now and i gotta say,DON'T RENT FROM THIS GUY!!!!!! The only reason why i'm still here is that I have a fixed income. At first Wayne was returning my calls when something went wrong with my place,now he doesn't return any. It took him over a year to finally get some repairs done, like the roof leaking, poor plumbing and electrical and loose fitting doors and windows, just to name a few.I have asked to speak with his boss only to be told by Wayne that he is the owner. Wayne Pelhank is not the owner he is only a lessor. He violates every landlord tenant Law there is and if you turn him in for this he will evict you or raise your rent up so high that he forces you out then charges you a fee for breaking your lease. When renting from Wayne,you have no rights.What I propose is that those of us who rent from him go to his office or contact Heartland Apartment in force and demand that Wayne Pelhank meet our demands for fair treatment ,timely repairs and fair rent and if he doesn't, then we demand that he be removed.We pay rent and we deserve to be respected and to live in a safe place. I have already begun this but i can't do it alone. What's he gonna do, evict us all? I think not! It's time to stand up against him and take away his power. We can make a difference with our standards of living, the question is, do you what too?

DO NOT RENT FROM THIS SLUM LANDLORD!!!

WAYNE PELHANK seems like a good guy that is until you actually rent from him. Once you rent from he the real guy comes out. He NEVER listens to your complaints. We had a water leak for 3 days before he came out and fixed it. Mold grew and we were forced to clean it. He never answers the phone, awlays a machine and he NEVER calls back, you have to call daily until he finally gets annoyed enough to answer. You have to send mail certified and he still claims he did not receive it even though you have his signature on t he return receipt. He lies about the condition and what will be fixed to lure you in then NOTHING gets done the entire time. The grounds are disquisting, owners do NOT pick up after their pet whatsoever, the garbage is never picked up from the dumpster, weeks go by and their is then garbage floating around outside the grounds. It is disquisting!!! He trys to extend your lease without your permission. He keeps your deposit for MONTHS after you move out then makes up bogus excuses as to why he takes your money. If you call about it he harrasses you and uses abusive language. For example he told me wife "your an idiot" "get the F*** over it ..."..He claims that if you call the city he will evict you they are on his side. DO NOT RENT FROM THIS SLUM LANDLORD. HE CARES about his rent money and that is it!!!!
